If you are shopping around for the best mortgage rates in today’s economy you may be in luck. With the Government trying to stimulate sales the prime rate is as low as you will probably ever see it. This means that interest for financing a house is also at an all time low. With builders lowering the cost of these residences as well, there may never be a better time to buy the dream home you have been searching for.

With the dramatic drop in home values many people were forced to walk away from their residences, because they owed more on them then they were worth. Potential buyers have been hesitant to make new purchases for fear that this downward trend may continue. With foreclosures at an all time high, the future of the housing market does not look very promising.

However there may be some hope, because these events and the overall state of the economy have prompted the Federal Government to lower the rate that they charge to their best customers. This prime interest rate is normally the basis on which all banks determine the rates that they will charge for home loans. Consequently we are seeing mortgages being offered at some of the lowest costs in decades.

For anyone considering a new purchase they can take advantage of these extremely low mortgages. For those who are having a difficult time with their current payments, refinancing their mortgage could lock them in to a lower rate, and end up saving them thousands in the end. And saving money is a big concern for many people these days.

Because there has been a flood of foreclosed homes on the market builders have had to reduce their prices on new construction. In order to be competitive today residential dwellings are being sold for some of their lowest prices in years. People looking to purchase may never see bargains like this again. These lower costs coupled with the rock bottom interest rate charges make today one of the most opportune times to buy.

Mortgages come in many forms and sizes. You may choose a variable rate that could rank among the lowest possible, or you might want to pay a little more for a fixed fifteen or thirty year mortgage, and not worry about the rate ever increasing during the period of the loan. There are many choices when it comes to mortgages and there are many companies willing to lend to you so find the one that caters to your needs.

You may still be skeptical and think that you will wait it out, but history has shown that the economy always bounces back and sooner or later the rates will begin going up again. You could stand to lose a lot of money with each increase in percentage points.

It is true that shopping around for the best mortgage rates in today’s economy could be a scary thought. But actually it may be the best time ever to secure an interest rate that may never be lower.

A robotic system at Stanford Medical Center was used to perform a laparoscopic gastric bypass surgery successfully with a theoretically similar rate of complications to that seen in standard operations. However, as there were only 10 people in the experimental group (and another 10 in the control group), this is not a statistically significant sample.

If this surgical procedure is as successful in large-scale studies, it may lead the way for the use of robotic surgery in even more delicate procedures, such as heart surgery. Note that this is not a fully automated system, as a human doctor controls the operation via remote control. Laparoscopic gastric bypass surgery is a treatment for obesity.

There were concerns that doctors, in the future, might only be trained in the remote control procedure. Ronald G. Latimer, M.D., of Santa Barbara, CA, warned “The fact that surgeons may have to open the patient or might actually need to revert to standard laparoscopic techniques demands that this basic training be a requirement before a robot is purchased. Robots do malfunction, so a backup system is imperative. We should not be seduced to buy this instrument to train surgeons if they are not able to do the primary operations themselves.”

There are precedents for just such a problem occurring. A previous “new technology”, the electrocardiogram (ECG), has lead to a lack of basic education on the older technology, the stethoscope. As a result, many heart conditions now go undiagnosed, especially in children and others who rarely undergo an ECG procedure.

Journalist, counselor, painter, and US 2012 Presidential candidate Joe Schriner of Cleveland, Ohio took some time to discuss his campaign with Wikinews in an interview.

Schriner previously ran for president in 2000, 2004, and 2008, but failed to gain much traction in the races. He announced his candidacy for the 2012 race immediately following the 2008 election. Schriner refers to himself as the “Average Joe” candidate, and advocates a pro-life and pro-environmentalist platform. He has been the subject of numerous newspaper articles, and has published public policy papers exploring solutions to American issues.

We need a comic George Orwell to do justice to the recent marketing/advertising news of late. A satirist to day could make sport of our dysfunctional advertising/marketing communities.

He or she would depict an industry that spends billions on totally naccountable activities…and getting away with it!

Examples of advertising incompetence are emerging almost daily, for example, the Financial Services Authority reported “a sizeable minority of financial firms continue to mislead consumers online. Of 77 financial websites that it had investigated, 25% fell short of its standards for accuracy, fairness and clarity. A sizeable minority of financial firms continued to mislead consumers online”.

The FSA had fined a handful of firms for misleading advertisements including a 5000.000 penalty against AXA Sun Life in 2004, 165,000 against Chase De Vere in 2003, and 70,000 against Cantor Intex, in 2004.

Interestingly one third of consumers said that they had seen a misleading financial advertisement in the last three months. Fully three quarters of respondents said that financial adverts were full of jargon and could be confusing. The FSA received 364 complaints about broadcast financial adverts and 663 about print adverts.

The Advertising Standards Authority has in the past two years upheld complaints about Barclays, Alliance and Leicester, Lloyds TSB, HSBC,RBS owned Churchill and NatWest.

It appears that Financial Services are especially prone to misleading advertising. The scope for weasel words and fo burying the nasties in the fine print is immense!

Then comes the real waste. It has recently been revealed that the highly expensive Government sponsored Anti-drink campaign has been totally wasted. Anti-drinking campaigns that show young people falling over drunk at parties are “catastrophically misconceived”, according to a government funded study on the subject.

In fact, it found that the young pride themselves on their “drinking stories”. Adverts that show drunken young people being thrown out of night clubs or being carried home are more often seen as typical stories of fun night out than something to be avoided. “Extreme inebriation is often seen as a source of personal esteem”, said Professor Christine Griffin, from the University of Bath.

Then there is the Unilever story. Dove’s original campaign, developed by Ogilvy and Mather using non-professional models picked off the street was an instant success. However the commercial success of the campaign is debatable. Competitors acknowledge that “real beauty” was a brilliant idea, well-timed and well-executed, but there is uncertainty over the sales statistics!

Apple Inc. will hold a music-centered event in San Francisco, California on September 1. It has been widely speculated that the company will introduce an updated line of iPod portable music players and a new Apple TV.

The company e-mailed invitations for the event to various media organizations on Wednesday. The message included a picture of a guitar and the time of the event. Apple did not release any information about what products would be involved.

Apple has released new iPods through previous similar events in September in anticipation of the holiday shopping season. This year, Apple may unveil a new iPod Touch with two cameras, similar to their recent iPhone 4 design. It will likely also update the iTunes music store and software.

Speculation about a new Apple TV is mixed. While many blogs are reporting that a refresh of the device will be announced, analysts say that it is unlikely to happen during next Wednesday’s event. According to Reuters, sources are saying that Apple is negotiating with major television networks, including ABC and NBC, in order to provide shows for purchase on iTunes. However, they also reported that the deal has not been completed, and none of the companies involved have commented on the rumors.

It has also been rumored that Apple will introduce a new online music service. In 2009, Apple took over a company that allowed users to stream music online rather than download individual songs. Apple has not confirmed the rumors.

Last September’s media event saw the return of Apple CEO Steve Jobs after he took a break to undergo a liver transplant. This year, the event will be held in San Francisco’s Yerba Buena Center for the Arts, previously used by Apple in April for the unveiling of the iPad.

In November 2006 Pensacola, Florida evangelist Kent Hovind and his wife, Jo, were found guilty on 58 federal counts of “willful failure” to payroll taxes, structuring bank withdrawals, and obstructing federal agents. On January 19, 2007 Hovind was given ten years in federal prison, ordered to pay $640,000 in owed funds to the Internal Revenue Service, pay prosecution’s court costs of $7,078, and serve three years parole once released. Originally in November, Hovind was ordered to forfeit $430,400 and faced a maximum of 288 years in prison.

Believe it or not, your kitchen lighting design is one of the most important components to your overall kitchen look and feel, but it’s something all too many people don’t pay nearly enough attention to. Depending on the kind of kitchen you want, your lighting design can make all the difference in your interior design being a success or failure.

Unfortunately, many people spend literally thousands of dollars to have their kitchen redesigned. They go to many different stores, use free kitchen design software and kitchen design online websites, get thousands of kitchen design ideas, and spend days picking out their cabinets, wall color, floor design, drawers and appliances.

However, they generally forget about the incredible difference that lighting can make. Without the right lighting, all your design efforts will be useless.

Many people end their long days after work by working in a cellar like kitchen with minimum lightening. Kitchen lighting design is going to save you from such poor working conditions.

Choose a bright paint for your kitchen walls and a light color floor as a fact bright color emits light and dark absorbs it. Divide your kitchen into a working area and seating area.

Your working area or task area should be well illuminated and your seating area should have pleasant lighting. Task areas can be over the cook top, over your sink or countertop where you cut vegetables.

Fluorescent tubes or shadow less tubes are best suited in these areas as they give ample amount of light needed for cooking, cleaning and reading out from recipes. Hanging pendent style lights and under cabinet lighting can be fixed as well.

Someone seated in one of your dining chairs could be admiring your clean china and crystal glasses inside a glass cupboard in accent lighting. Collectible porcelain or artwork anything you want to show off will not find any place better than this cupboard with your accent lighting effect.

Feature yourself seated to have dinner. You would definitely not want a tube burning brightly over your head. You need ambient lighting or pleasant lighting. There are varieties to choose from. Different colored lightings or shadow lights can be used for this place. Welcoming guests in your dining area in such a light would be brilliant.

Try keeping the window open for daylight in your kitchen. If you have placed a potted palm or fern in your kitchen a little bit of sunlight would do wonders for your plants. Finally, if at all possible, implement as many windows into your kitchen as possible, because the more windows, the more natural light you let in, which is obviously the best kind of light available.

Kitchen lighting is not just about necessity. It is about comfort, radiance and efficiency. Most likely, you probably want your kitchen to have as bright and cheerful a look as possible, but this just isn’t possible without a good lighting.

Hopefully this information will give you some ideas to implement for your kitchen and give it the look and feel you want. With kitchen lighting design in place you are in for a bright time ahead.

Sulpicio Lines has named the companies hired to conduct salvage operations for MV Princess of the Stars, the Philippines ferry that sank on June 21 during Typhoon Fengshen, leaving over 800 passengers dead.

The Department of Transportation and Communication (DOTC) had already set a deadline of this Tuesday to name the contractor who would recover the ship. Another important aspect is the separate recovery of chemicals on board, primarily the fuel and a 10-tonne shipment of the dangerous pesticide endosulfan by Del Monte.

The ship had also been carrying a number of other chemicals in smaller quantities, including metamedopus, carbofuran, niclosemide, and proptineb. All of the chemicals must be removed by order of the DOTC before the vessel is recovered. The chemical recovery is to be performed by Titan Salvage, an international firm owned by Florida’s Crowley Maritime Corporation and specialising in sunken and capsized ship recovery. Titan will co-operate with both Sulpicio and the DOTC, and expect the project to be completed within 60 days of the contract being signed.

Once the chemicals on board are removed then the ship itself can be recovered. Sulpicio has also named its contractor for this: Malayan Towage and Salvage Corporation (Salvtug). Salvtug has accepted the contract, but warned that its estimated operation cost is PHP2.25 billion to P4.5 billion, which is roughly equivalent to US$50 million to $100 million. Sulpicio had previously estimated that this exercise would cost P600 million.

The high cost is a potential problem as it is unclear who will pay. Sulpicio’s insurance does not cover salvage. Had Sulpicio been covered with protection and indemnity (P&I) insurance this would have been covered, but this is not required in the Philippines and so Sulpicio’s insurance agreement with Oriental Assurance Corporation only covered the hull, machinery and third-party injuries and damage.

It is likely that Sulpicio will pay for the recovery of the ferry, which has a gross weight of 23,824 tons, but as the ship poses a potential environmental hazard it has been suggested that the government should pay the costs initially to ensure work is done quickly, with Sulpicio to be charged later for this. However, for now it is unclear who will pay for the vessel’s recovery.
